2008 Budget

Passed December 4, 2007

Pines Homeowners Association Fees for 2008 remain at

$425.00 per Property Owner

Our Treasurer, Mark Kirkpatrick discussed the proposed 2008 budget.  He went over the Common Expenses as well as the proposed subdivision improvements.  Lot 109 put in a motion to approve the Common Expenses and lot 44 seconded the motion.  The Common Expenses passed at 42 to 0. 

The Common Expenses remain at $300.00 for 2008.

Out Lot 12 Phase II was discussed and voted on.  The proposed improvements were to put in hardscape (patio) and plantings.  Motion to vote by Harold. Seconded by Bob.  Out Lot 12 improvements passed 27 to 15.

Cost of $33.33 per homeowner. We need a Team of Homeowners to volunteer to Lead the Out Lot 12 Phase II Project, please contact a Board member if interested.

Dredging Lake Ridge retention pond and water fountain was discussed next.  Questions arose as to the sediment level and necessity at this point.  Motion to table the Lake Ridge Dredging and fountain and the Ludwig retention pond until further information is available was approved and seconded.  Approval to table Lakeridge was 41 to 1.  The approval to table Ludwig was 39 to 3.

Further discussion at the spring meeting, which could result in a Special Assessment.

Water Movers were next to be voted on – The Water Movers are designed to be used in bay areas where the water is more stagnant.  The affected homeowners will put together a schedule for moving the Water Mover from one bay to another.  Motion by Shawn to vote.  Seconded by Paul.

Vote to purchase mover passed 38 to 4.

$13.33 per homeowner.

Spare aerator was next.  Discussion regarding the necessity of having a spare aerator on hand ensued.  Motion these dollars to move to Maintenance Reserve was made.  Motion was seconded.

$2000.00 to Maintenance Reserve was voted on and passed 36 to 6.

The Front Entrance Project was discussed. It was suggested that a light be added to the plans at a cost of 500.00 bring the Front Entrance Project up to $8000.00. A motion to increase the Front Entrance Project was made and seconded. The vote to increase passed 22 to 19.  Discussion began on the proposed plans. The Ludwig entrance was brought up and it was decided that any extra money from the front entrance would be devoted to Ludwig entrance. Ludwig would be considered Phase II.  Motion made to vote. Motion was seconded. The Front Entrance Project passed with a vote of 26 to 16.  $53.33 per homeowner. Please contact Lynn Baldwin for details on the Front Entrance Project and to volunteer to help complete the Front Entrance Project.

Capitol Reserve was last and open for discussion.  Motion was made to change the Capitol Reserve from 2500.00 to 1752.00 in order to keep the yearly Association Fees at $425.00. Motion was seconded.

The Capitol Reserve was voted on and passed 38 to 4.
